Homebase is excited to be able to resume home staging services once we transition to Covid-19
alert level 3 on Tuesday 28-April. However, our business, like many others, will need to operate
without physical contact with our customers. What does this mean for our clients?
General

- The Homebase offices & warehouse will remain closed to clients
- We will use strict hygiene, cleaning & transportation protocols*
- Our movers & stagers will work in small teams & maintain physical distancing where possible
- We will keep a daily register of staff entering or leaving our warehouse & client sites that includes a health declaration
Consultations & Quotes

- Contactless consultations can be done via FaceTime calls where the client/ agent can show us around the house or the areas to be staged
- Photos/videos of the property and/or areas to be staged along with floor plans & measurements can be emailed to us
- We can do in-home consultations either when the house is unoccupied, or with a single owner/ agent where physical distancing can be maintained
- We can provide general quotes for standard-sized homes from our standard pricing schedule without the need to view the property
Installations & Pack-Ups

- We ask that clients/ occupants are not present during installation/ pack-up
- All furniture & accessories will be thoroughly cleaned/ disinfected prior to installation & following collection
- Movers & stagers will comply with strict hygiene protocols including wearing PPE when travelling to & working on site
- Furniture will be sanitised & any surfaces touched will be disinfected prior to leaving the property
- Signage will be used to advise when Homebase staff are on site

I hope you are all well as we return to some routine, as kids begin school by distance learning, and some businesses are preparing to finally re-open next week! We are gearing up!
As the real estate industry prepare for Alert Level 3 status, thousands of people around the country who have been in limbo over the past few weeks can now move forward with their property transactions.
I am also encouraged with the level of genuine buyer enquiry and their wanting to view properties from next week, if possible.
Health and Safety are our primary concern for our clients and their homes, and also to the buyers. With stringent guidelines outlined by REINZ (Real Estate Institute of NZ) and Bayleys, we can show a buyer through a home by private appointment only, with the necessary precautions and protocols such as a buyer completing a registration form prior to entry, wearing provided gloves, sanitiser, and further, the agent sanitising the touched surfaces of the property after each viewing. For this reason, only a maximum of 2 people per bubble, may view the property, per appointment. Our vendors can take comfort that these safety precaution methods will also enable us, to meet only qualified buyers for their home.
Agents, especially if they have the benefit of experience from previous cycles will understand how critical it is to engage quality buyers, not quantity of buyers, especially now. And there are genuine buyers in the market now.

More pertinent than ever is what guidance our economists are providing to New Zealanders.
As we approach Level 3 in due course, economist Tony Alexander talks about what NZ’s road to recovery will look like, as well as what is trending from Lending institutions and Banks. The latest report from REINZ (Real Estate Institute on NZ) showed that for March 2020, our real estate volume and sale prices were on a (4 year) high note, which is consistent in our market activity and my previous e-letters, and not surprisingly, sellers and buyers are still transacting even during this confinement period (I’m over the word L___ D___), as people continue to make decisions for genuine reasons.

From the Real Estate Institute of New Zealand
REINZ CEO Bindi Norwell noted how Auckland and New Zealand hit record median prices before Covid-19 hit.
The Monthly Property Report showed that house prices across the country increased by 13.7 percent in March to a new record median price of $665,000, up from $585,000 in March 2019. Eight regions also saw new record median prices.
“What we can say is that before COVID-19 hit New Zealand’s shores, the property market was in a strong period of growth which now includes the Auckland market, which had five consecutive months of year-on-year growth, following two years of stable prices,” she said.
“How big the effects of COVID-19 are is up for debate, but the impact will depend on a huge number of factors including how long the country is in Alert Level 4 lockdown for, the level of unemployment, consumer and business confidence levels, people’s ability to access finance (and finance their own mortgages) and how long the wider economy takes to recover. Property is a long-term investment and the market will recover, the question is however, how long it takes to recover,” concludes Norwell.

I’m Anthea from Homebase Stage Style and Interiors limited, we are a home staging business in Auckland. We are just coming out of our lock down now, I am still sitting in my bubble with my teddy bear here.
I have some ideas that I want to share with you over the next few videos that we are going to put together. These are designed to help you to prepare your home for sale for when you do come out of lock down and you want to get your house on the market.
The first thing I want to share with you is something that we have on our Web site. So if you look at the bottom of the screen, you’ll see our website, follow through to the checklist. This is a downloadable checklist and it goes through the things that you need to do to prepare your home for sale. So you can print this off and check it off as you go. It covers things like make sure your windows are clean. Make sure that you’ve cleaned your front fence and your front lawn. It goes into all the various different areas of your home.
So we will keep you up to date with what’s going on. Remember, in lockdown Level 3, you are able to have plumbers and electricians coming into your home. So if there are things that need to get fixed, do that at this time.

Ready to sell the house? Not quite! If you want to get the most out of your property sale, here are a few changes you can make around the house. We’ve gathered some local experts to give you the top six ways to increase the value of your home before you sell.
Set the Stage
One of the most important things to remember when staging your house is that you’re not decorating for your personal taste, but for potential buyers. Let your personal quirks shine, but remember the type of buyers that will be looking at your house. Is it a young family? A retired couple? An investment buyer? How your house will be staged will drastically change when you take this into consideration. If you’re concerned about space, Anthea from Homebase has a few tips. Create space in a small room by raising furniture off the floor where possible. Large mirrors can also create depth in a pokey room. Although rugs are a great way to ground furniture, they can be cumbersome in a smaller room, so best to avoid them if you’re staging a small space. How your house will look in photos is also very important. Avoid dark colours that will make photos appear flat and use more neutral, lighter colours – this is also a great way to create space. Some funky splotches of colour will help create a personal touch, which you can include with pillows, artwork, and cute decor like vases.
Change dated light fittings with LED lights
Replacing your halogen bulbs with LED downlights might seem like a costly hassle, but in fact, the amount of money and hassle you save in the long run vastly outweighs this. According to Home LED, LED lights are significantly more energy efficient, safer, and hassle free than halogen bulbs, which will no doubt add some value to your home. Not only do they cut down the power bill by a lot, they also look tres chic, which will no doubt impress potential buyers when it comes to open homes!
Switching out curtains with blinds
No longer the annoying, cumbersome, dusty things they used to be, blinds are overtaking curtains as the preferred way to shade homes. Blinds now come in a seemingly endless array of styles and types, which can make it even harder to choose the right ones for your house. Home Vision Blinds Ltd. have some awesome tips to make it a little easier. Roller blinds are usually the most popular option for people as they easy to use and maintain. They come in a range of colours no matter what your interior decor is, and can easily be customised for different window sizes. If your house tends to get a bit nippy during winter, thermal roller blinds make the perfect solution. On the other hand, if your house gets too hot during summer, transparent roller blinds are also a great option for both shade and a view. You can even have both! 4 Things you Need to Know About Staging a Property
Ever wondered about whether you should engage a professional stylist to stage your home before selling? Here are four things the Homebase team thinks you need to know that will help you make that decision.
1. Plan to buy and plan to sell
When most of us purchase a home, we do a lot of planning beforehand. We explore different suburbs and decide where we would like to live. We research the market to determine how much we should be paying for a house. We trawl the internet for suitable properties and visit open homes. All this, because property is a large investment and we want to make the best decision. And yet, when it comes time to sell and realise the profit on that investment, we can be far more relaxed.
At Homebase, our recommendation is, make the most of selling your house by having a plan; a plan that begins the day you take possession of the property. For instance, why wait until you decide to sell before doing those major renovations or painting jobs? Why not enjoy your investment while you live there rather than just getting it looking great for someone else to move into?
Have a plan. Know when you are going to sell and start working towards that date early. Renovate the parts of your home that add value but do it early so that you can enjoy them for a while.
2. Selling a property costs money
